RICS Residential Surveys

Buying a house is considered one of the most expensive and stressful times of our lives. As a result it can be tempting to cut corners, or hope for the best. However, we have found that more and more people are turning to professionals from the Royal Institution of Chartered Surveyors to provide a report that can be used not only as a guide for whether the property being bought is a sound investment, but also as a tool for negotiating on the purchase price.



Buying a property? Selling a shared ownership property? Re-deeming a Help to Buy loan? Valuing your assets? Safeguarding against capital gains? Getting divorced? There are many reasons to have your property professionally valued.

Our reports comply with the latest RICS Valuation Professional Standards (also known as the ‘Red Book’).



Lease Extensions and Enfranchisement

If you own a flat, you will have a lease which reduces in length over time. If you have fewer than 85 years remaining on your lease, this can impact upon its value.

The good news is that you most likely have a legal right to buy a 90 year extension or you could even obtain a share in the Freehold. We can determine how much you should pay for this and negotiate on your behalf if needed.


Expert Witness Reports

Going to court is never a nice experience, however sometimes it is unavoidable. We can provide you with a report that can be used to determine the correct value of an asset. We are able to act as single joint experts or as an expert witness against another party.


Party Wall Awards

The Party Wall etc. Act 1996 came into force on 1 July 1997. It provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near adjacent buildings.

If you or your neighbours are carrying out work on or near to the boundary you should consider whether this legislation applies.


Energy Performance Certificates (EPCs)

EPCs are required whenever a property is sold or rented. From April 2018, it is against the law to rent a property with a grade F or G and from 2020 this will apply to sales too.

We can supply residential and commercial EPCs having carried out in excess of 4000 EPCs to date.
